I have looked at mobile homes and condos with a realtor and not once was the owner at home. Or if your MIL is willing to stay a few hours, that's better than no exposure at all. And don't stress about cleaning it either. Even if things are messy or a little dirty, you still have a better chance of selling it than if you didn't show it at all.
